How we handle external mastic in Crawford
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where mortar or filler would crack. We work on joints between brick and frames, copings & trims and façade panels, and the jobs we see most are weeds or debris growing in open joints and water getting into walls through failed joints.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

What external mastic looks like in Crawford
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Around Crawford, as everywhere, external mastic is only as good as the preparation behind it.
Crawford is about 20 miles south of Carluke, in South Lanarkshire. Crawford gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Crawford is one of 139 towns and villages in South Lanarkshire where we work. Glasgow is on our list too, about 36 miles from Crawford.

What happens if it’s left?
Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

How the visit works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to several days, depending on the building for a typical job. Outside jobs in Crawford need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we look over the joints with you, agree which to renew and talk through access.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Clear items away from the joints we are working on
- Let us know about stairs, lifts or work at height

What we are called out for in Crawford
Sometimes a movement joint was filled with mortar or a rigid filler by mistake. The joint cannot move, so the wall cracks somewhere else instead.
The most common problems we see are:
- Brick movement joints where the sealant has split
- Gaps where render, brick and frames meet
- Rain getting behind render or cladding at a joint
- Joints pointed up with cement by mistake
Homes close to Parish Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Crawford: your questions answered
Do you cover Crawford for external mastic?
Yes. We work across all of Scotland, and Crawford is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Crawford?
Yes, Crawford is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Are you insured?
Yes. Full insurance covers our work.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Do you work for landlords and businesses?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
Do you use backing rod?
We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding, so the joint can move.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages to suit the site.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Make sure movement joints are not pointed over
- Walk round the building once a year and look at the joints
- Don’t let climbing plants root in the sealant
- Act on the first splits you see
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.
Surface by surface
Cladding and façade panels
If the façade has a specified sealant, that is what we use or an approved alternative. Tell us what the building has when you get in touch.
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

When it isn’t the sealant
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Subsidence or other structural problems
- Cutting new joints into brickwork, which is building work rather than sealant work
- Rising or penetrating damp from elsewhere in the wall
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
