Need external mastic in Douglas?

Why deal with it now?

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost around the joint, so the problem grows beyond the joint itself. In a place like Douglas, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

External mastic in Douglas

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you are dealing with damp patches traced to an open external joint and rigid filler in a joint that should flex, we can put it right.

Outside joints can only be sealed when they’re dry, so work in Douglas depends on the weather. Tell us how to reach each wall, gutter and roofline.

All of our work is guaranteed for twelve months.

Douglas: your questions answered

Will you come out to Douglas?

Yes, Douglas is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What guarantee comes with external mastic in Douglas?

All our work, in Douglas and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

How long does the job take?

A typical job takes anything from a few hours to several days, depending on the building, including the preparation. Your quote will say how long we expect yours to take.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Outside joints around Douglas

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

In and around Douglas, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. For an older house near a landmark such as St Bride's Chapel, an extension built onto an older house moves differently, and the joint between them takes the strain.

Douglas is about 12 miles south of Carluke, in South Lanarkshire. Douglas gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Our South Lanarkshire coverage runs to 139 places, Douglas among them. Glasgow is on our list too, around 27 miles away.

We cover every part of the ML11 postcode area for external mastic. Whether your property is on Main Street, Kilncroft Terrace and Welldale Street or a nearby road, we can help. We also cover Glespin (2 miles south-west), Coalburn (3 miles north-west), Rigside (4 miles north-east), Douglas Water (5 miles north-east) and Crawfordjohn (5 miles south-east). Larger places within reach include Larkhall (13 miles north), Carluke (12 miles north), Lanark (9 miles north), Strathaven (12 miles north-west), Stonehouse (11 miles north-west) and Lesmahagow (6 miles north).

Quotes for external mastic in Douglas

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • How easy the joints are to reach
  • The amount of work
  • When we can work, for business premises

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Asking for a quote

To help us quote quickly, please include:

  • Whether it has been sealed before
  • The address or postcode of the job
  • A few pictures by email, if you can
  • How we’d reach the joints

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.

What we cannot put right

Before booking, it’s worth knowing the limits:

  • Render that’s blown, hollow or coming away
  • Rising or penetrating damp from elsewhere in the wall
  • Subsidence or other structural problems

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Copings & trims
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames

What the job involves on each surface

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap so the sealant is not too deep.

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. We prime where the product needs it.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Douglas need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Keep children and pets away from the work area
  • Tell us about any water getting in
  • Let us know about parking restrictions

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep water from gutters off the wall
  • Check external joints each spring
  • Avoid pressure-washing directly into sealant joints
  • Leave the joints unpainted unless we have said otherwise

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
