New build mastic near Douglas

New build mastic in Douglas, done properly

Across Douglas, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. Typical jobs include leaking shower tray seals in a new home and beads laid onto grit and dust from the build, across bathrooms & en suites, skirting & floors and plot handovers.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Big or small, it’s backed by our one-year guarantee in Douglas and across South Lanarkshire.

Honest limits

Before you book, it’s worth knowing the limits too:

  • Cracked trays, tiles or worktops
  • Disputes or warranty claims with your builder
  • Baths and trays that move too much for sealant to cope with

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Bathrooms & en suites
  • Windows & doors
  • Kitchens
  • Skirting & floors
  • Plot handovers
  • Show homes

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Keep photos and emails about snagging items
  • Keep water off fresh sealant until it has cured
  • Avoid scourers and strong chemicals on sealant
  • Raise failed sealant with the developer while you are covered

Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day before water reaches them.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What affects the quote in Douglas

We do not publish a price list. What we look at:

  • How easy the joints are to reach
  • How much there is to do
  • How many areas need sealing
  • Any mould that needs treating

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Asking for a quote

When you call or email, these details help:

  • The problem you’ve noticed
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job.

Landlord and commercial work in Douglas

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

If you manage several properties in or around Douglas, several properties can go on one quote. Send us the addresses and the work at each.

What happens on the day

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours in a single home. Outside jobs in Douglas need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive

When to call us in Douglas

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

It’s worth asking for a quote if you see:

  • Untidy sealant flagged on a snagging list
  • Shower seals failing in the first year or two
  • Worktop and upstand sealant coming away
  • Gaps between new skirting and floors

For jobs in and around Douglas, choosing the right material for each joint is as important as a tidy finish.
