Bathroom & kitchen resealing in Douglas, South Lanarkshire
Baths, showers and worktops in Douglas need attention? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Gaps where the bath or tray has moved
- Water escaping at the shower enclosure
- Black spots spreading through the bead
Leave it or put it right?
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a place like Douglas, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

About our bathroom resealing in Douglas
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, baths and wet rooms, and the jobs we see most are sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What we do, step by step
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a morning or an afternoon for most single baths and showers. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work
- Let us know about parking restrictions

Douglas: your questions answered
Is bathroom resealing in Douglas guaranteed?
All our work, in Douglas and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Is Douglas within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords and businesses?
Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
Do you have insurance?
Yes. We’re fully insured.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses.
DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Bathrooms and kitchens in Douglas
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What the job involves on each surface
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- A cracked shower tray or bath (that needs repair or replacement)
- Failed grout lines across the wall
- Tiles that have come away from the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on
- Basins & vanity units
- Kitchen worktops & upstands
- Shower trays & enclosures
- Sinks & splashbacks
- Baths

What we are called out for in Douglas
Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out keep the silicone damp for hours, and mould that has grown into the silicone generally won’t clean off.
Signs it’s time to call us include:
- A bead that has pulled away from the tiles
- Gaps between the worktop and the wall
- A reseal done over the top of the old bead
- Water escaping at the shower enclosure
Homes close to St Bride's Chapel include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
