About our bathroom resealing in New Trows

A bead that has gone black, split or come away is worth sorting before it lets water through. Just email us at info@mrmastic.co.uk with a photo of the joints, and we will give you a clear price before any work starts. We work on sinks & splashbacks, kitchen worktops & upstands and basins & vanity units, and common reasons people get in touch are mouldy sealant that has gone black and a joint torn by a bath that flexes.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Each job carries a 12-month guarantee, whatever its size.

How the job changes by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes two to three hours for a typical bath, depending on how much old sealant there is. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we are working on

How we quote for bathroom resealing

There’s no set price list. What we look at:

  • Whether the work is at height
  • The amount of work
  • Whether there’s mould to deal with
  • How many areas need sealing

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email
  • If someone has resealed it before

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Let new sealant cure fully before it gets wet
  • Move toiletries away from the joint
  • Never pick at the silicone with a blade
  • Clean with a mild bathroom cleaner and a soft cloth

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Landlord and commercial work in New Trows

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Bathrooms and kitchens in New Trows

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to Lesmahagow Old Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Lesmahagow High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Leave it or put it right?

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite. In an older home around New Trows, damp from a failed joint can get into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
