Bathroom resealing in Devonburn
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on baths, wet rooms and kitchen worktops & upstands, and people most often call us about water getting behind the kitchen upstand and new sealant laid over old sealant that is now lifting.
Bathrooms in smaller places like Devonburn work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Each job carries a 12-month guarantee, whatever its size.

DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we are called out for in Devonburn
Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Keep an eye out for these signs:
- Water getting behind the bath panel
- Failed sealant on the screen profile
- Two layers of silicone, both failing
- Gaps between the worktop and the wall
If you live in an older home near Lesmahagow Old Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Questions to ask before you book
- How hidden problems are handled
- Whether they seal over old material or remove it
- What the cure time is
- Whether you can choose the colour
What we can’t put right
Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It won’t solve:
- A tray that rocks until it’s re-bedded
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracks in the tray itself rather than the joint
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

- Shower trays & enclosures
- Sinks & splashbacks
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

The process
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Around Devonburn, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
- Mention if the joints have been sealed before

Different surfaces, different methods
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Check the joints every few months for splits or lifting
- Give the silicone its full cure time
- Dry the bead with a towel now and then
- Wipe up water along the back of the worktop
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Bathroom resealing in Devonburn: local notes
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
