How we handle fire rated sealant in Devonburn

Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. We are often asked to deal with standard silicone or caulk in a fire-stopping gap and open joints along the top of partitions, across linear gaps, plasterboard & masonry and pipe & cable gaps.

If you look after holiday lets, a guest house or a community building in or near Devonburn, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

You get a 12-month guarantee, the same in Devonburn as everywhere else we work.

Quotes for fire rated sealant in Devonburn

Every job gets its own quote. These are the things that affect it:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • The number and length of the joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • The rough size of the job
  • The address or postcode of the job

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

What we cannot put right

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Certifying a building or signing off its fire safety
  • Construction that doesn’t provide fire resistance on its own
  • Doors that aren’t fire doors in the first place

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Pipe & cable gaps
  • Flats & HMOs
  • Plasterboard & masonry
  • Linear gaps
  • Door frames
  • Service penetrations

The process

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Devonburn need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on

Advice

How the job changes by surface

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in with backing where the detail needs it.

Devonburn: your questions answered

Do you cover smaller places like Devonburn?

Yes, Devonburn is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Lanark station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Can you match the sealant colour?

In most cases you can choose. We will explain which colours are available and agree one before any work starts.

Do you provide details of the products used?

Yes. You get a list of where we worked and what we used.

Do you need fire rated sealant in Devonburn?

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.

It’s worth asking for a quote if you see:

  • Open holes round services passing through fire walls
  • Linear gaps at the head of walls
  • Fire seals that have cracked with movement
  • Ordinary sealant used where a fire-rated product was needed

Managing a site like Lesmahagow High School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Questions to ask before you book

  • How hidden problems are handled
  • Whether they seal over old material or remove it
  • Who turns up on the day
  • Whether VAT is included

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

Community buildings like Lesmahagow Old Parish Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

If you manage several properties in or around Devonburn, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.
