Trusted window mastic in Devonburn

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. In a place like Devonburn, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Why book with us

  • Domestic, commercial and hotel work
  • Colour agreed with you before any work starts
  • Anti-fungal sanitary silicone in wet areas
  • Any old sealant cut out fully, not covered over

What affects the quote in Devonburn

Call for a quick quote. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach
  • Any mould that needs treating
  • The amount of work

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • The address or postcode of the job
  • A few photos by email, if you can

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved and give you a clear quote.

Your questions about window mastic in Devonburn

Can you do window mastic in Devonburn?

Yes, Devonburn is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Devonburn?

Yes, Devonburn is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Will new mastic stop draughts?

It will if the frame joint is the problem. We find where the air is coming from before we reseal.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame
  • Broken hinges, locks or handles

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Window mastic in Devonburn: local notes

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Schools such as Lesmahagow High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Homes close to Lesmahagow Old Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What happens on the day

On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before we start. The work usually takes a few hours for a handful of frames, longer for a whole house. For a place like Devonburn, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Preparing for the visit

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

How to look after the new joints

After the cure time, these simple habits help:

  • Do not paint over the silicone
  • Make sure the drainage slots aren’t blocked
  • Use gentle cleaners on frames and sealant
  • Do not use solvent cleaners on the joint

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Common problems we fix in Devonburn

Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

Most people get in touch after spotting one of these:

  • Sealant in the wrong colour for the frame
  • Rain getting in at the frame or under the sill
  • Gaps between the frame and the inside reveal
  • Mastic that has split away from the wall

For landlords with property near Lanark station, renewing tired window mastic between tenants heads off draught and damp complaints.

What to look for in a quote

  • Which colour the sealant will be
  • Whether all the old sealant comes out first
  • What insurance they hold
  • The length of the guarantee
