Window & door mastic in New Trows, South Lanarkshire
Mastic around window and door frames, sills and patio doors for householders, landlords and businesses in New Trows. Fully insured, ARBOMaster approved and guaranteed for a year.
- Mastic that has split away from the wall
- Cold air getting in at the frame edge
- Sealant in the wrong colour for the frame
For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
We also work for property managers and facilities teams in New Trows and across South Lanarkshire. Several sites can be quoted together, and we’re fully insured.
Window mastic in New Trows
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. If the draught is through the window seals instead, we’ll tell you. We work on aluminium frames, patio & French doors and window sills, and common reasons people get in touch are mastic that’s falling out in pieces and rain getting in at the frame or under the sill.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What sealant work can’t fix
It helps to know what we can’t do:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Damp problems in the wall away from the window
- Faulty window hardware
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

The process
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a morning for a couple of windows and a door from start to finish. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Getting ready for the visit
- Keep children and pets away from the work area
- Let us know if you’ve seen damp or leaks
- Move anything stored near the joints

Why deal with it now?
Failed mastic isn’t a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Keep timber frames painted
- Keep solvents and bleach off the sealant
- Don’t paint over the silicone
- Wash the frames with mild soapy water
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.
What affects the quote in New Trows
Some jobs are bigger than they look, and some smaller. The main factors:
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- Which sealant suits the joint
- Mould in or behind the old joints
Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The problem you’ve noticed
- Any previous sealing or DIY work
- Any access issues, like height or stairs
- The rough size of the job
To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.
Your questions about window mastic in New Trows

Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can new window sealant be painted?
Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Can you reach windows above the ground floor?
Generally, yes. Access is planned before any work starts.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
What does window mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Do you need window mastic in New Trows?
Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.
The most common problems we see are:
- White mastic on grey or black frames
- Rushed sealant from a window installation
- Draughts coming in around windows and doors
- Leaking joints at the ends of sills
If you live in an older home near Lesmahagow Old Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What to look for in a quote
- What preparation is included
- Is VAT in the price?
- Is the old sealant removed completely?
- Whether they’re fully insured
Window mastic in New Trows: local notes
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Managing a site like Lesmahagow High School? Then its window and door frames need their mastic kept sound, just like a home’s.
