How we handle remedial sealant in New Trows

Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. If you are dealing with repeat leaks from the same joint and mould trapped under a layer of silicone, we can help, on botched or over-sealed joints, mouldy bath & shower sealant and expansion joints alike.

Bathrooms in smaller places like New Trows work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job, large or small.

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Different surfaces, different methods

Over-sealed & botched joints

Every layer has to come out, including the smears and film on surrounding tiles. New sealant needs a fully clean surface.

Worktops & kitchens

A loose worktop splits its sealant. That needs refixing before resealing, which we will point out.

Remedial sealant around New Trows

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near Lesmahagow Old Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Lesmahagow High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Work for landlords, hotels and businesses

If you manage several properties in or around New Trows, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job usually takes a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
  • Plan for the work area to be out of bounds to pets and children

Advice

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Get the cause of a repeat leak found before resealing
  • Clean sealant with mild products only
  • Report a tray that rocks or a worktop that lifts
  • Act on a lifting corner right away

Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

Common questions in New Trows

Is New Trows within the area you cover?

Yes. New Trows is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is New Trows in your area for remedial sealant?

Yes. Our work covers the whole of Scotland, and New Trows is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Can you remove old sealant without damaging the bath?

Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you when we finish.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Can you remove sealant that’s been put over old sealant?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

What affects the quote in New Trows

Jobs vary more than people expect. The main factors:

  • The size of the job
  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Which sealant suits the joint

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

What to tell us when you ask for a quote:

  • The rough size of the job
  • How we’d reach the joints
  • Photos by email, if that’s easy
  • What the problem is, such as mould, gaps, leaks or cracking

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Older mastics that may need an asbestos check before removal
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
