Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

How we handle window mastic in Brocketsbrae

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for rain getting in at the frame or under the sill and draughty joints inside around the window, across window sills, patio & French doors and aluminium frames.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

All our work comes with a one-year guarantee.

What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

When it is not the sealant

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Penetrating damp from a failed cavity tray or render
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a few frames, or a day or more for a whole house. Outside jobs in Brocketsbrae need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area

Windows and doors in Brocketsbrae

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you let a flat or house near Lanark station, renewing tired window mastic between tenants heads off draught and damp complaints. If you live in an older home near Lesmahagow Old Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Ventilate rooms so frames don’t stay wet inside
  • Don’t paint over the silicone
  • Keep jet washers away from the mastic
  • Repaint timber before it’s bare

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether the work is at height
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • The type of sealant required

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Common problems we fix in Brocketsbrae

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

People generally contact us when they notice one of these:

  • Old mastic that has gone black or come away
  • Gaps left after new windows were fitted
  • White mastic on grey or black frames
  • Gaps where the sill meets the wall

For site and facilities teams at buildings such as Lesmahagow High School, larger buildings have plenty of frames, and the mastic around each one ages.
