Douglas Water Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Douglas Water and across South Lanarkshire. Fully insured, ARBOMaster approved and guaranteed for a year.
- Lumpy, uneven sealant from a DIY attempt
- Two layers of silicone, both failing
- Sealant that has split, shrunk or peeled away
Do you need bathroom resealing in Douglas Water?
The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
If you can see any of these, it’s time to have the joints looked at:
- Gaps between the worktop and the wall
- Gaps where the bath or tray has moved
- Leaks into the floor or ceiling below
- Mouldy sealant that has gone black
Letting a property close to Lanark station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How we handle bathroom resealing in Douglas Water
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. If you’re dealing with water getting behind the bath panel and gaps where the bath or tray has moved, we can put it right, on basins & vanity units, wet rooms and sinks & splashbacks alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Douglas Water: your questions answered
Do you work for landlords with property near Lanark station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Is Douglas Water within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Is the work guaranteed?
Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.
Where is Mr Mastic based?
We work from Crawley. We cover Douglas Water and the rest of South Lanarkshire, along with the rest of our area.
Can you do several jobs on one visit?
Yes. More than one area can go on one quote.
Different surfaces, different methods
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
What happens on the day
We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. Outside jobs in Douglas Water need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Getting ready for the visit
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky

Douglas Water homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Why deal with it now?
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. In an older home around Douglas Water, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Check the joints every few months for splits or lifting
- Do not let bottles sit on the bead
- Never pick at the silicone with a blade
- Run the extractor fan during and after every shower
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
