Bathroom resealing across ML12: what to expect
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, kitchen worktops & upstands and baths, and common reasons people get in touch are splits where the tray meets the wall and mouldy sealant that has gone black.
We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across ML12: local notes
From Biggar, Symington and Leadhills to its smaller places, homes across ML12 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
We work across all of Scotland, from the cities to the islands, and ML12 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Biggar: If you live in an older home near Biggar Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Biggar High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Work for landlords, hotels and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Different surfaces, different methods
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Aftercare tips
Good habits help new joints last longer. Our tips:
- Stick to a soft cloth and a mild cleaner
- Wait for the cure time we give you
- Don’t leave water standing on kitchen joints
- Don’t let bottles sit on the bead
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
What your quote should include
- How much experience the applicator has
- What insurance they hold
- Whether the sealant suits the joint
- What the cure time is
How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- How many areas need sealing
- The product the joint needs
- Access and height
- Working hours on commercial sites
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
What to tell us when you ask for a quote:
- Where the job is, and your postcode
- What’s wrong with the joints now
- How we’d reach the joints
- Whether it has been sealed before
Every job is quoted individually, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.
ML12 questions
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Can tenants book the work?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
