- Water getting behind the kitchen upstand
How we quote for bathroom resealing
There’s no set price list, because no two jobs are the same. The quote depends on:
- Access and height
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Which sealant suits the joint
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What to tell us for a quote
When you call or email, it’s useful to know:
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- A few photos by email, if you can
For bathroom resealing in Elvanfoot, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before any work starts.
About our bathroom resealing in Elvanfoot
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you are dealing with leaks into the floor or ceiling below and new sealant laid over old sealant that is now lifting, we can put it right, on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures alike.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What we do, step by step
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. Outdoor work around Elvanfoot depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Move anything stored near the joints
- Keep pets and children clear of the area while we work

Advice
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
How the job changes by surface
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
Elvanfoot: your questions answered
Will you come out to Elvanfoot?
Yes, Elvanfoot is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is bathroom resealing in Elvanfoot guaranteed?
All our work, in Elvanfoot and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
Can I choose the colour of the sealant?
There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Failed grout lines across the wall
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Landlord and commercial work in Elvanfoot

What bathroom resealing looks like in Elvanfoot
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Whether the job is in Elvanfoot itself or nearby, the right material for each joint matters as much as a neat finish. In and around Elvanfoot, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition
So the new joints stay in good condition:
- Dry worktop joints after washing up
- Wipe the sealant dry after showering
- Keep an eye on the corners, where splits start
- Never pick at the silicone with a blade
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
