Bathroom resealing in Leadhills

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. If you’re dealing with water getting behind the bath panel and a joint torn by a bath that flexes, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Wipe the sealant dry after showering
  • Use gentle cleaners on the silicone
  • Don’t leave water standing on kitchen joints
  • Keep bottles off the sealant line

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What we’re called out for in Leadhills

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

Look out for these signs:

  • Two layers of silicone, both failing
  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes
  • Black spots spreading through the bead

Around Leadhills, as everywhere, bathroom resealing is only as good as the preparation behind it.

Questions to ask before booking

What to tell us for a quote

To help us quote quickly, let us know:

  • Whether it’s a home or a business
  • A few pictures by email, if you can
  • Roughly how big the job is
  • The address or postcode of the job

There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

How it works

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. Outside jobs in Leadhills need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in
  • Tell us about any water getting in

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Different surfaces, different methods

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Bathroom resealing around Leadhills

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For jobs in and around Leadhills, choosing the right material for each joint is as important as a tidy finish.

Why it’s worth doing now in Leadhills

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before we start.

Your questions about bathroom resealing in Leadhills

Do you cover smaller places like Leadhills?

Yes, Leadhills is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is Leadhills in your area for bathroom resealing?

Yes. We work across all of Scotland, and Leadhills is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Do you guarantee your resealing?

Yes. Our one-year guarantee covers every job, and we are fully insured.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Is it OK to put new sealant on top of the old bead?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
