About our gutter sealing in Biggar
For gutter sealant to hold, the joint has to be clean and dry. That is why we take out the old sealant and dirt first, then dry the joint before sealing. Common call-outs are for old gutter sealant that has let go and stop ends leaking at the end of a run, across uPVC fascias, roofline trims and gutter end caps.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

The process
We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take anything from an hour or two to a few hours. Outside jobs in Biggar need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, we find the drip and check the gutter is not cracked or sagging.
- We clean out the joint and take out the old sealant.
- The joint is dried, because sealant won’t bond to a wet surface.
- An exterior or gutter sealant is applied to the joint.
- The run is checked and any debris near the joints is cleared.
Before we arrive

Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Brackets that have snapped or loosened
- Problems with the roof covering
- Cracked, split or warped gutter sections
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Questions from Biggar
Will you come out to Biggar?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is gutter sealing in Biggar guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
What about gutters on a second or third storey?
That depends on the building. Let us know the height and the ground below when you email us at info@mrmastic.co.uk.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.
Why it’s worth doing now in Biggar
Sealant will not clear a blocked downpipe. We check the cause first and point you to the right trade if needed. In an older home around Biggar, damp from a failed joint can get into timber and plaster.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Why book with us
- Anti-fungal sanitary silicone in wet areas
- Trusted Arbo and Everbuild sealants
- Approved under the ARBOMaster scheme
- We agree the colour with you first

Landlord and commercial work in Biggar
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
What affects the quote in Biggar
We quote each job individually. This is what makes a difference:
- The number and length of the joints
- When we can work, for business premises
- Which sealant suits the joint
- How many rooms, windows or areas are involved
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
To help us quote quickly, let us know:
- How many joints, rooms or windows are involved
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
There’s no standard price list. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Look at the gutters while it’s raining
- Do not leave a sagging gutter
- Deal with a drip before winter
- Check fascia and soffit joints for gaps
Look at fascia and trim joints when you are checking the gutters. A small split is quicker to put right.
Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry.
Surface by surface
Gutter joints
When a joint drips, the gutter is often still sound. Sealing the joint often stops it.
Soffit joints
Soffits sit under the eaves, where joints can open up. They’re sealed to tidy the line.

Gutter sealing in Biggar: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Managing a site like Biggar High School? Then larger buildings have long runs of movement joint that eventually need resealing. For an older house near a landmark such as Biggar Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
