Fire rated sealant in Biggar

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Common call-outs are for joints picked up in a fire-stopping survey and gaps around pipes and cables through fire-resisting walls, on flats & HMOs, plasterboard & masonry and pipe & cable gaps.

If you look after holiday lets, a guest house or a community building in or near Biggar, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Every job is covered by our one-year guarantee, wherever you are in South Lanarkshire.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Aftercare tips

After the cure time, these simple habits help:

  • Get damaged fire seals looked at promptly
  • Store the list of sealed gaps with your building paperwork
  • Check risers, ceiling voids and cupboards during building checks
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the list grows.

What happens if it’s left?

A quick fill with any sealant to hand is not fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

How we quote for fire rated sealant

We quote each job individually. These are the things that affect it:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Access and height
  • Working hours on commercial sites

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What to tell us for a quote

To help us quote quickly, let us know:

  • Photos by email, if that is easy
  • The type of property
  • Where the job is, and your postcode
  • The problem you’ve noticed

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and send you a clear quote.

The process

We bring everything the job needs with us. Once we have agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to several days, depending on how many gaps there are. For a place like Biggar, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Your questions about fire rated sealant in Biggar

Do you take on hotel work around Biggar?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will you come out to Biggar?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Do you offer different sealant colours?

We help you choose a colour that suits. The product needed can limit the range.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you carry out fire risk assessments?

No, we do not assess buildings. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.

How long will you be here?

It depends on the size of the job, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.

Can I use normal mastic around a pipe through a fire wall?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. If it’s been used, we remove it and use the right product.

When to call us in Biggar

A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.

Keep an eye out for any of the following:

  • Holes left by a change of layout
  • Old fire sealant that has split or come away
  • Ordinary sealant used where a fire-rated product was needed
  • Door frames with gaps between frame and wall

Community buildings like Biggar Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.
