How we handle fire rated sealant in Skirling
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. We’re often asked to deal with standard silicone or caulk in a fire-stopping gap and old fire sealant that has split or come away, across pipe & cable gaps, flats & HMOs and plasterboard & masonry.
In a smaller place like Skirling, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Include fire stopping when you schedule refits
- Ask every contractor to reseal any fire stopping they disturb
- Flag any open gap you spot round a pipe or cable
- Check risers, ceiling voids and cupboards during building checks
Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint and we will tell you which one you have.
Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Large holes that need a different fire-stopping system
- Deciding what fire stopping a building needs
- Issuing a fire rating or certificate for a building
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Skirling questions
Is Skirling in your area for fire rated sealant?
Yes. Our work covers the whole of Scotland, and Skirling is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you seal over the old sealant?
No. The old sealant always comes out first, so the new sealant bonds properly.
How long does the job take?
As a guide, most jobs take from a few hours to a few days, depending on the number of gaps and the access. Bigger jobs take longer, and we’ll say how long yours will take.
Can you give us a record of the work?
Yes. Every gap we seal is listed with the product used.
Are you fully insured?
Yes. We are fully insured for every job we do.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes from a few hours to a few days, depending on the number of gaps and the access. For a place like Skirling, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Clear the area around the work
- Mention any sign-in or site rules at work premises

Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run.
Flats and HMOs
Conversions normally leave a mix of old and new service holes. We seal the ones on your specification with a tested product and the locations noted.

Common problems we fix in Skirling
Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.
It’s worth asking for a quote if you see:
- Holes left by a change of layout
- Open holes round services passing through fire walls
- Standard silicone or caulk in a fire-stopping gap
- Joints picked up in a fire-stopping survey
Around Skirling, as everywhere, fire rated sealant is only as good as the preparation behind it.

Why act early in Skirling
An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
