FAQs for Candy Mill
Can you do fire rated sealant in Candy Mill?
Yes, Candy Mill is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.
Do you cover smaller places like Candy Mill?
Yes, Candy Mill is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Where are you based?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Can ordinary silicone be used in a fire-stopping gap?
No. It looks sealed but won’t perform as fire stopping. A tested fire-rated product is needed.
Will we have a record of what was sealed?
Yes. We note each location and the product that went in.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you certify the fire stopping?
That is not something we state or certify. Your specification sets the requirement, and we fit a product whose tested details meet it.
Fire rated sealant for homes and businesses in Candy Mill
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, with a record of the products and locations if you need one. Common call-outs are for ordinary sealant used where a fire-rated product was needed and sealant items on a fire risk assessment action list, on plasterboard & masonry, service penetrations and door frames.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
You’re covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

- Problems with the door itself rather than the gap around the frame
- Issuing a fire rating or certificate for a building
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Leave it or put it right?
Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own and needn’t wait for anything else. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What you get with us
- 20+ years of sealant experience
- A 12-month guarantee on all work

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The process
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. For a place like Candy Mill, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We plan the order of work and access, floor by floor or flat by flat.
- We take out any damaged or unsuitable sealant.
- Gaps are cleaned of dust and loose material.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints

Signs you need fire rated sealant in Candy Mill
Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It may look fine, but it isn’t a fire-rated seal.
It’s worth asking for a quote if you see:
- Open holes round services passing through fire walls
- Gaps flagged on a fire risk assessment
- Gaps left after a refit or conversion
- Seals cut through by electricians, plumbers or data installers
Whether the job is in Candy Mill itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- Is VAT in the price?
- What product goes in the joint
- When the joint can take water or movement
- What happens if they find a problem under the old sealant
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Get damaged fire seals looked at promptly
- Tell trades working in the building that fire seals must be put back
- Plan fire stopping into any work that goes through walls or floors
- Keep general-purpose foam and caulk away from fire-stopping gaps
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record so you can show it was dealt with.
