Bathroom resealing for homes and businesses in Candy Mill

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with a bead that has pulled away from the tiles and leaks into the floor or ceiling below, across basins & vanity units, shower trays & enclosures and baths.

For a place like Candy Mill, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

All of our work is guaranteed for twelve months.

The process

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for a single bath or shower in most cases. Somewhere like Candy Mill may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Advice

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

When to call us in Candy Mill

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone normally won’t clean off.

Common reasons people contact us are:

  • Lumpy, uneven sealant from a DIY attempt
  • Gaps where the bath or tray has moved
  • A reseal done over the top of the old bead
  • Cracked, shrunken or lifting silicone

For jobs in and around Candy Mill, choosing the right material for each joint is as important as a tidy finish.

10 questions to ask before you book

Candy Mill homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Why act early in Candy Mill

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How the job changes by surface

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Give the silicone its full cure time
  • Stick to a soft cloth and a mild cleaner
  • Don’t let bottles sit on the bead
  • Run the extractor fan during and after every shower

Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Questions from Candy Mill

Is there a guarantee on bathroom resealing in Candy Mill?

All our work, in Candy Mill and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Will you come out to Candy Mill?

Yes. Candy Mill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
