Bathroom resealing for Dolphinton homes and businesses

Bathroom resealing for homes and businesses in Dolphinton

Across Dolphinton, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and common reasons people get in touch are damp behind the bath or under the tray and a messy, uneven bead from a previous reseal.

For a place like Dolphinton, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Whatever the size of the job, you get the same one-year guarantee.

Bathrooms and kitchens in Dolphinton

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • A bath or tray that moves because it isn’t properly supported
  • Damage behind the tiles that needs a tiler
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures

Signs you need bathroom resealing in Dolphinton

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

People usually contact us when they notice something like this:

  • Cracked, shrunken or lifting silicone
  • Black mould in the silicone that won’t clean off
  • Failed sealant on the screen profile
  • Two layers of silicone, both failing

For an older house near a landmark such as Dolphinton Parish Church And Churchyard, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • Are they insured?
  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not
  • Whether they seal over old material or remove it

How to choose a mastic man

Dolphinton: your questions answered

Can you do bathroom resealing in Dolphinton?

Yes, Dolphinton is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Will you come out to Dolphinton?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long will the resealing take?

It takes around two hours for one bath or shower, longer for a whole bathroom. You will know how long to expect before work begins.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can mouldy silicone be sorted out?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Quotes for bathroom resealing in Dolphinton

For a quick quote, just ask. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • The type of sealant required

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Helping us quote

When you contact us, it’s useful to know:

  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • Where the job is, and your postcode

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. It normally takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Dolphinton need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens if it’s left?

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

How the job changes by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
