Bathroom resealing across EH46: what to expect
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include lumpy, uneven sealant from a DIY attempt and leaks into the floor or ceiling below, across baths, kitchen worktops & upstands and wet rooms.
We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes a morning or an afternoon for most single baths and showers.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.

Landmarks near West Linton
Locally, jobs take us to homes and businesses close to St Andrew's Parish Church, among other places. A little further out are Castle Craig Hospital (4.8 miles south). Not far away are Lauder's Loch and Lead Law.
Bathrooms and kitchens across EH46
Homes across EH46 range from older properties to new builds, and in places like West Linton, Dolphinton and Blyth Bridge there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Our work covers the whole of Scotland, EH46 included. Journeys are planned ahead, and outside jobs are booked around the forecast.
West Linton: Around West Linton, as everywhere, bathroom resealing is only as good as the preparation behind it. For an older house near a landmark such as St Andrew's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
We also work for property managers and facilities teams in EH46 and across the Scottish Borders. We can quote a run of properties together.
Signs you need bathroom resealing
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
Common reasons people contact us are:
- Splits where the tray meets the wall
- Leaking joints on a shower screen
- Sealant that has split, shrunk or peeled away
- Water getting behind the kitchen upstand
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Quotes for bathroom resealing in EH46
We quote each job individually. These are the things that affect it:
- The size of the job
- Working hours on commercial sites
- Which sealant suits the joint
- How many rooms, windows or areas are involved
Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- Whether it has been sealed before
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
Asking for a quote is easy: let us know what needs doing and where. A few photos by email make the job easier to understand, and we will come back to you with a quote.
Why act early?
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out.

EH46: your questions answered
Do you come to EH46?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, EH46 included.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we’re fully insured.
Can landlords and businesses book you?
Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.
