Bathroom resealing in EH45: how it works

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Typical jobs include smears of silicone across the tiles and a joint torn by a bath that flexes, on basins & vanity units, kitchen worktops & upstands and baths.

Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How we quote

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Why choose Mr Mastic

  • Approved under the ARBOMaster scheme
  • A sealant colour to suit the surroundings
  • We never seal over old sealant
  • Tidy, careful work

How to get a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Around Peebles

Typical jobs here are in homes near Peebles High School, Peebles Old Parish Church and County Hotel and the streets around them. Nearby you will also find Peebles Castle (less than half a mile west) and Hay Lodge Hospital (less than half a mile west). Not far away are Ven Law.

Where we work in EH45

EH45 has homes of every age, old and new, and in places like Peebles, Cardrona Village and Cardrona there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. EH45 is part of the area we cover across Scotland.

Peebles: If you live in an older home near Peebles Old Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Peebles High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Leave it or put it right?

Dealing with sealant early is a short job: it takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

What your quote should include

  • What preparation is included
  • Are they insured?
  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not

How the job changes by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Honest limits

It helps to know what we can’t do:

  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall

Signs you need bathroom resealing

Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

The most common problems we see are:

  • Damp behind the bath or under the tray
  • A reseal done over the top of the old bead
  • Black mould in the silicone that will not clean off
  • Gaps between the worktop and the wall

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
