Regrouting for Peebles homes and businesses

Regrouting for homes and businesses in Peebles

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, or just the area that has failed. Either way, tiled areas in Peebles are handled the same careful way. We work on kitchen splashbacks, tiled floors and wet rooms, and people most often call us about old grout in a dated colour and grout stained black or orange that won’t clean.

For a place like Peebles, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Common questions in Peebles

Do you work for hotels and guest houses in Peebles?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Is Peebles within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

What information do you need?

A short description and the location, with photos by email if possible. We will ask anything else we need to know.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Can you regrout just the shower?

We can. We will look at the rest of the room too and tell you if anything else needs attention.

What regrouting looks like in Peebles

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as Peebles High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Use gentle cleaners on grout
  • Wipe water off the walls when you’re done
  • Keep the fan on after showering
  • Have loose tiles looked at early

Use a gentle cleaner on the grout with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Different surfaces, different methods

Corners and edges

Corners flex as the building moves, so they get silicone, not grout.

Bathroom wall tiles

Tiles away from the shower stay drier but still stain and crack. New grout freshens them up.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:

  • Waterproofing that has failed below the tiling
  • Cracked or broken tiles
  • A structure that flexes behind the tiles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Signs you need regrouting in Peebles

A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. When black spots keep returning, the mould has generally got into the grout.

Any of these means the joints need attention:

  • Kitchen splashback grout stained by grease
  • Grout that stays dark however much it’s cleaned
  • Corners filled with grout instead of silicone
  • Dirty, worn grout on a tiled floor

If you live in an older home near Peebles Old Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • The length of the guarantee
  • What the cure time is

What affects the quote in Peebles

There’s no set price list. The quote depends on:

  • Access and height
  • The number of rooms or windows
  • The product the joint needs
  • Whether there’s mould to deal with

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before work begins.

How the visit works

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes anything from a few hours to a full day, depending on the area from start to finish. Outdoor work around Peebles depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children
