Walkerburn Regrouting
We cover Walkerburn for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Stained grout that cleaning will not shift
- Grout in a colour the owner wants to change
- Grout washed out of a shower
About our regrouting in Walkerburn
Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. Typical jobs include floor grout that has worn and darkened and crumbling grout between the tiles, on shower walls, tiled floors and bathroom wall tiles.
In and around a place like Walkerburn, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Landlords, agents and businesses in Walkerburn
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
We also work for property managers and facilities teams in Walkerburn and across the Scottish Borders. Several sites can be quoted together, and we’re fully insured.
What we do, step by step
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, or longer for a fully tiled room. Outdoor work around Walkerburn depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any leaks or damp you’ve noticed
- Mention any parking rules near the property

Advice
Walkerburn: your questions answered
Can you do regrouting in Walkerburn?
Yes. Our work covers the whole of Scotland, and Walkerburn is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is there a guarantee on regrouting in Walkerburn?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can you regrout just the shower?
Yes. We’ll look at the rest of the room too and tell you if anything else needs attention.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme.
Where are you based?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
Are you fully insured?
Yes, we’re fully insured for every job we do.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Rinse soap off the tiles after each shower
- Use a squeegee on the tiles after showering
- Keep harsh bleach and acid cleaners off the grout
- Clean with a soft brush, not anything metal
Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it so early action pays.
What sealant work can’t fix
We’ll always be straight with you, so here’s what new sealant won’t do:
- Cracked or broken tiles
- Movement in a stud wall or floor
- Leaks from pipes, valves or wastes (a plumber’s job)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Regrouting in Walkerburn: local notes
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
In the older streets around Walkerburn Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

- Whether old sealant or filler has to be cut out
- The amount of work
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

When to call us in Walkerburn
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.
Keep an eye out for these signs:
- Kitchen splashback grout stained by grease
- Grout stained black or orange that will not clean
- Good tiles let down by tired grout
- Crumbling grout between the tiles
Around Walkerburn, as everywhere, regrouting is only as good as the preparation behind it.
