What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • Failed tanking or waterproofing under the tiles
  • Tiles that are chipped or split
  • Tiles that have come away from the wall

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

About our regrouting in Ashiestiel

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. We work on bathroom wall tiles, tiled floors and wet rooms, and common reasons people get in touch are grout that stays dark however much it’s cleaned and old grout in a dated colour.

In and around a place like Ashiestiel, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

A one-year guarantee comes as standard.

Bathrooms and kitchens in Ashiestiel

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Letting a property close to Galashiels station? Then a regrout while the flat is empty is quicker than working around a tenant.

What affects the cost of regrouting

The quote reflects the job in front of us. We look at:

  • Access and height
  • How many areas need sealing
  • The product the joint needs
  • Working hours on commercial sites

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • If someone has resealed it before
  • A few pictures by email, if you can
  • Whether it’s a home or a business
  • How we’d reach the joints

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

Common problems we fix in Ashiestiel

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

Keep an eye out for any of the following:

  • Greasy, stained grout behind the hob
  • Old grout in a dated colour
  • Grout stained black or orange that won’t clean
  • Discoloured grout on otherwise sound tiles

Around Ashiestiel, as everywhere, regrouting is only as good as the preparation behind it.

Common questions in Ashiestiel

Do you cover smaller places like Ashiestiel?

Yes. Ashiestiel is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Galashiels station?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

When can I use the shower again?

We give you a time before we leave. It depends on the grout and the sealant used, so follow the time we give you.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Will regrouting fix loose tiles?

Loose or hollow tiles are a sign of a problem behind them. Regrouting alone isn’t the answer and we will say so before going ahead.

How long does regrouting take?

That depends on the amount of work, but most jobs take anything from a few hours to a full day, depending on the area. We’ll tell you when we quote.

Surface by surface

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.

Wet rooms

Wet room grout and sealant need to be in good order. We renew both.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep harsh bleach and acid cleaners off the grout
  • Use gentle cleaners on grout
  • Keep the fan on after showering
  • Give the walls a quick rinse after use

We will tell you when the area can be used again. Stick to that time, and avoid scrubbing the new grout hard for the first few days.

Fixing grout early is a small job. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes anything from a few hours to a full day, depending on the area, depending on the size of the job. For a place like Ashiestiel, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints

Getting a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
