Bathrooms and kitchens in Melrose

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. There are hotels and other places to stay in and around Melrose. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Letting a property close to Tweedbank station? Then stained grout drags a rental down, and regrouting between lets puts that right.

Regrouting in Melrose, done properly

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. If you are dealing with grout in a colour the owner wants to change and shower grout that has worn away, we can put it right, on tiled floors, kitchen splashbacks and bathroom wall tiles alike.

In and around a place like Melrose, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

You get a one-year guarantee, the same in Melrose as everywhere else we work.

What happens on the day

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to a full day, depending on the area for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Tiles that are loose or hollow behind
  • Movement in a stud wall or floor
  • Water coming from plumbing rather than grout

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Where we work in Melrose

  • Wet rooms
  • Bathroom floors
  • Kitchen splashbacks
  • Shower walls
  • Tiled floors
  • Bathroom wall tiles

Do you need regrouting in Melrose?

Grout that was put in corners cracks because those joints flex. They need flexible sealant, and if they’re grouted, a crack soon lets water in.

The problems people generally mention when they call include:

  • Splashback grout that has darkened
  • Grout that is cracking and breaking up
  • Gaps where the shower grout has gone
  • Old grout in a dated colour

In and around Melrose, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

10 questions to ask before booking

Different surfaces, different methods

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.

Shower walls

The grout in a shower takes the brunt of the water. We replace it and renew the silicone at the edges.

What affects the cost of regrouting

We do not publish a price list. What we look at:

  • The old material and how stubborn it is
  • Any working-time requirements on site
  • Access and height
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Whether it has been sealed before

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Looking after it afterwards

Looking after new joints is easy:

  • Rinse the tiles after showering
  • Check the corner silicone every few months
  • Keep the fan on after showering
  • Avoid neat bleach and strong acid descalers on grout

Use a gentle cleaner on the grout with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
