Regrouting in Newstead, done properly

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it and renew the silicone at the edges. We work on tiled floors, shower walls and bathroom wall tiles, and common reasons people get in touch are stained grout that cleaning won’t shift and grout that’s cracking and breaking up.

For a place like Newstead, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

What happens on the day

The work is kept neat and contained to the area we’re working on. Expect the work to take a few hours for a shower enclosure, longer for a whole room, and we explain the cure time before we leave. Outdoor work around Newstead depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Advice

Questions from Newstead

Do you work for hotels and guest houses in Newstead?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you work for landlords with property near Tweedbank station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Newstead, along with the rest of our area.

What guarantee comes with the work?

Our one-year guarantee applies to all our work, and we’re fully insured.

Can I add another job to the visit?

Yes. Just list everything you need.

Is resealing included with regrouting?

Normally, yes. The corners and edges should be silicone, and it makes sense to renew both together.

What does regrouting cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do the sealants smell?

Possibly a little. It fades as the sealant cures.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Look at the sealant in the corners now and then
  • Rinse the tiles after showering
  • Don’t use strong acidic cleaners on grout
  • Clean with a soft brush, not anything metal

We will tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it so early action pays.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracked or broken tiles
  • A structure that flexes behind the tiles
  • Tiles that are loose or hollow behind

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Wet rooms
  • Tiled floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Bathroom floors
  • Shower walls

How the job changes by surface

Wet rooms

New grout in a wet room keeps the surface sound. It doesn’t repair failed tanking underneath.

Bathroom wall tiles

Splash areas around basins and baths stain first. We can do part of a wall or all of it.

How we quote for regrouting

The price is agreed before any work begins. It takes into account:

  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

Doing several joints on one visit usually makes better use of the time than several visits. We’ll give you a clear quote for the lot.

What we need to know

There’s no need for technical detail. Just tell us:

  • Photos by email, if that is easy
  • How we’d reach the joints
  • Where the property is
  • If it’s domestic, commercial or a hotel

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

Landlord and commercial work in Newstead

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Regrouting around Newstead

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Rented homes near Tweedbank station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. Around Newstead, as everywhere, regrouting is only as good as the preparation behind it.
