Sealant work in TD6

Our bathroom resealing service in TD6

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across TD6. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We’re often asked to deal with damp behind the bath or under the tray and new sealant laid over old sealant that is now lifting, on shower trays & enclosures, wet rooms and baths.

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Where we work in TD6

TD6 has homes of every age, old and new, with plenty of rented property in places like Melrose, Langlee and St Boswells. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. TD6 is part of the area we cover across Scotland.

Melrose: If you let a flat or house near Tweedbank station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Around Melrose, as everywhere, bathroom resealing is only as good as the preparation behind it.

Common problems we fix in TD6

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Common reasons people contact us include:

  • Black spots spreading through the bead
  • Cracked, shrunken or lifting silicone
  • Leaks into the floor or ceiling below
  • Lumpy, uneven sealant from a DIY attempt

Different surfaces, different methods

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Give the silicone its full cure time
  • Run the extractor fan during and after every shower
  • Keep scourers and sharp tools away from the bead
  • Use gentle cleaners on the silicone

Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

FAQs for TD6

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

How much does bathroom resealing cost in TD6?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

Is the work guaranteed?

Yes. Every job carries our one-year guarantee, and we’re fully insured.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
