Bathroom resealing in Lilliesleaf

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Lilliesleaf. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on kitchen worktops & upstands, baths and basins & vanity units, and the jobs we see most are black mould in the silicone that won’t clean off and water getting behind the bath panel.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. Somewhere like Lilliesleaf may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • On commercial sites, let us know about site rules
  • Clear the area around the work
  • Keep pets and children clear of the area while we work

Advice

Lilliesleaf: your questions answered

Is bathroom resealing in Lilliesleaf guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Lilliesleaf in your area for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Lilliesleaf is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

How long does it take to reseal a bath or shower?

It takes a couple of hours for a single bath or shower. You’ll know how long to expect before any work starts.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Aftercare tips

After the cure time, these simple habits help:

  • Open a window or run the fan so the room dries
  • Keep an eye on the corners, where splits start
  • Let new sealant cure fully before it gets wet
  • Squeegee the walls and tray after use

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Bathroom resealing around Lilliesleaf

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In a place like Lilliesleaf, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Common problems we fix in Lilliesleaf

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

The most common problems we see are:

  • Splits where the tray meets the wall
  • Black spots spreading through the bead
  • Two layers of silicone, both failing
  • Lumpy, uneven sealant from a DIY attempt

Whether the job is in Lilliesleaf itself or nearby, the right material for each joint matters as much as a neat finish.
