About our bathroom resealing in Innerleithen

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on sinks & splashbacks, baths and basins & vanity units, and people most often call us about a reseal done over the top of the old bead and gaps between the worktop and the wall.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Why deal with it now?

Dealing with sealant early is a short job: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Why us?

  • 20+ years of sealant experience
  • We never seal over old sealant
  • We leave the area clean and tidy
  • Trusted Arbo and Everbuild sealants

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Use gentle cleaners on the silicone
  • Wait for the cure time we give you
  • Open a window or run the fan so the room dries
  • Look for lifting corners and small gaps now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

What sealant work can’t fix

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks

What happens on the day

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. For a place like Innerleithen, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

What we’re called out for in Innerleithen

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

It’s worth asking for a quote if you see:

  • Lumpy, uneven sealant from a DIY attempt
  • Leaks into the floor or ceiling below
  • Water escaping at the shower enclosure
  • Gaps between the worktop and the wall

If you live in an older home near Innerleithen Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Innerleithen questions

Do you work in hotels near Innerleithen?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Will you come out to Innerleithen?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.

Can you quote for more than one area?

Yes, we can. More than one area can go on one quote.

What bathroom resealing looks like in Innerleithen

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
