About bathroom resealing in EH44
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units, and the jobs we see most are damp behind the bath or under the tray and a joint torn by a bath that flexes.
The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a couple of hours for a single bath or shower, and we tell you how long to leave it before we go.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Why choose Mr Mastic
- A choice of colours where the product allows
- We agree the colour with you first
- Neat joints and a tidy finish
- Homes, businesses and hotels

Bathrooms and kitchens across EH44
EH44 has homes of every age, old and new, with plenty of rented property in places like Innerleithen and Cardrona. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
We work across all of Scotland, from the cities to the islands, and EH44 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Innerleithen: In and around Innerleithen, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. If you live in an older home near Innerleithen Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What affects the quote in EH44
Your quote is based on your job. We look at:
- Working hours on commercial sites
- The old material and how stubborn it is
- The number of rooms or windows
- Whether the work is at height
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
- The type of property
- If someone has resealed it before
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What happens if it’s left?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
Questions to ask before you book
- Are they insured?
- What guarantee comes with the work
- How much experience the applicator has
- Whether VAT is included
Landlords, agents and businesses in EH44
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Don’t let bottles sit on the bead
- Let new sealant cure fully before it gets wet
- Wipe up water along the back of the worktop
- Keep the fan on for a while after bathing
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Questions from EH44
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.
How long will the resealing take?
Allow a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Do you work for landlords and businesses?
Yes, regularly. Several properties can be quoted together.
