Remedial sealant in Innerleithen, done properly

Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. If you have black mould underneath the bead and beads that never stuck properly, we can help.

In and around a place like Innerleithen, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

A one-year guarantee comes with the work, just as it does everywhere we cover.

When something else is needed

To be straight with you, some problems need a different trade:

  • Tiles that have come away from the wall
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints

Surface by surface

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, including the smears and film on surrounding tiles. New sealant needs a fully clean surface.

Windows & doors

Some leaks around windows come from the wall or the window itself. If the frame joint is not the cause, we’ll say so.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Air the bathroom so the sealant can dry
  • Get the cause of a repeat leak found before resealing
  • Look for stains below bathrooms now and then
  • Keep movement joints clear of mortar and paint

Give the new sealant its full cure time: follow the cure time we give you.

Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

What happens on the day

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for most joints, depending on how much old sealant has to come out. Around Innerleithen, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

Why act early in Innerleithen

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

Innerleithen: your questions answered

Do you work in hotels near Innerleithen?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you cover Innerleithen for remedial sealant?

Yes, Innerleithen is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

My shower still leaks after a reseal. Can you sort it?

Yes, usually. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Do you have insurance?

Yes. We’re fully insured.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

How we quote for remedial sealant

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • How easy the joints are to reach
  • The size of the job

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Any access issues, like height or stairs
  • If someone has resealed it before
  • Where the job is, and your postcode
  • Roughly how big the job is

Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
