About our remedial sealant in Walkerburn
The wrong product in the wrong joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. We work on leaking tray & enclosure joints, botched or over-sealed joints and failed movement joints, and the jobs we see most are decorators’ caulk around a bath or shower and dark patches showing through the sealant.
Bathrooms in smaller places like Walkerburn work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
You get a one-year guarantee, the same in Walkerburn as everywhere else we work.

Walkerburn: your questions answered
Is there a guarantee on remedial sealant in Walkerburn?
Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Is Walkerburn in your area for remedial sealant?
Yes. We work across all of Scotland, and Walkerburn is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
What does remedial sealant cost?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Can you fix a reseal that hasn’t worked?
Yes. There’s normally a reason: sealant over sealant, movement or another leak, so we find that first.
How long does remedial resealing take?
The number of joints and layers decides it. We will tell you before work begins.
The process
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied and we leave things clean and tidy. Somewhere like Walkerburn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we find out how and where the joint has failed.
- All the old sealant comes out, including any layers underneath.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Keep pets and children clear of the area while we work
- Mention if the joints have been sealed before

Walkerburn homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as Walkerburn Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Do you need remedial sealant in Walkerburn?
Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.
Most people get in touch when they notice something like this:
- Wide, uneven beads that look worse than the old ones
- Movement joints that have split or pulled away
- Sealant that came away because the surface wasn’t prepared
- Sealant applied over old sealant that has lifted
Around Walkerburn, as everywhere, remedial sealant is only as good as the preparation behind it.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the quote in Walkerburn
Every job gets its own quote. These are the things that affect it:
- Whether the work is at height
- Working hours on commercial sites
- How many rooms, windows or areas are involved
- The type of sealant required
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.
Honest limits
New sealant can’t fix everything, and we’ll tell you before we start. It won’t solve:
- A bath, tray or worktop that moves until it’s properly fixed
- Older mastics that may need an asbestos check before removal
- Tiles that have come away from the wall
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Expansion joints
- Mouldy bath & shower sealant
- Failed movement joints
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Report a tray that rocks or a worktop that lifts
- Do not add new sealant on top of old
- Use a soft cloth, not a scourer, on silicone
- Keep the room well ventilated
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
Different surfaces, different methods
Worktops & kitchens
Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed colour-matched to the worktop.
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, and then we reseal it neatly.
