Remedial sealant in Cardrona
Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. Typical jobs include wide, uneven beads that look worse than the old ones and movement joints that have split or pulled away, across mouldy bath & shower sealant, shrunken worktop sealant and botched or over-sealed joints.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
All of our work is guaranteed for twelve months, in Cardrona and everywhere else we cover.

What we’re called out for in Cardrona
Movement tears sealant that is not designed for it. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.
Signs it’s time to call us include:
- Mould trapped under a layer of silicone
- Decorators’ caulk around a bath or shower
- Sealant that came away because the surface wasn’t prepared
- Torn expansion joints
For an older house near a landmark such as William Cree Memorial Church, walls and floors in older homes can move, and sealant and grout show it first.
Comparing quotes
- Which sealant they’ll use, and why
- Whether they’re fully insured
- Whether all the old sealant comes out first
- When the joint can take water or movement
How it works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most joints, depending on how much old sealant has to come out. Outdoor work around Cardrona depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
How to prepare
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints

Leave it or put it right?
Mould under a bead cannot be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. In a place like Cardrona, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Do not add new sealant on top of old
- Keep movement joints clear of mortar and paint
- Act on a lifting corner right away
- Keep an eye on the ceiling below the bathroom
Do not let anyone seal over it later. New silicone doesn’t bond to old, so the old bead should always come out first.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.
When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Failed tanking or loose tiles behind the sealant
- A cracked shower tray or bath (that needs repair or replacing)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Shrunken worktop sealant
- Failed movement joints
- Expansion joints
- Leaking tray & enclosure joints
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What affects the cost of remedial sealant
You will get a clear quote before any work starts. It’s based on:
- The size of the job
- The product the joint needs
- When we can work, for business premises
- Access and height
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
Asking for a quote
There’s no need for technical detail. Just tell us:
- The rough size of the job
- Any access issues, like height or stairs
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Bathrooms and kitchens in Cardrona
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
In and around Cardrona, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.
