Glazing silicone for Cardrona and the surrounding area: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Water tracking down the inner face of the glass
- Conservatory leaks at frame and glazing joints
- Mouldy sealant around glass panels
How we handle glazing silicone in Cardrona
Glass and frames expand and contract differently, and the silicone between them takes the strain. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. Common call-outs are for water tracking down the inner face of the glass and water escaping where a screen meets the wall, across glass balustrade bases, glass-to-glass joints and shower screens.
Outdoor sealant needs a dry surface, so window work around Cardrona is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Landlord and commercial work in Cardrona
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.
We also work for property managers and facilities teams in Cardrona and across the Scottish Borders. We can quote a run of properties together.
Why deal with it now?
Resealing cannot fix a failed unit or a cracked panel. We say so plainly and point you to a glazier or roofer. Around Cardrona, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Why Cardrona customers choose us
- We’re fully insured
- A sealant colour to suit the surroundings
- Domestic, commercial and hotel work
- You choose the colour before work begins

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Don’t leave a drip for the next storm
- Run a squeegee over the glass when you’re done
- Check the gutters above the glazing for debris
- Check the silicone on glass every year or so
On shower screens, wipe or squeegee after use and let the room air. That slows mould growth on the bead.
Don’t leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the problem grows.
What we can’t put right
Before booking, it’s worth knowing the limits:
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- Rotten or badly damaged frames
- Cracked or broken glass
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
What we seal

How the visit works
The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours, depending on how many joints need doing. Outside jobs in Cardrona need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We trace the leak and confirm it’s a sealant joint.
- The failed silicone is cut out without marking the glass or frame.
- The joint is cleaned and degreased.
- A neutral-cure glazing silicone is applied and tooled.
- We check the finished joints and test with water where it’s safe.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children
- Tell us about any water getting in

How we quote for glazing silicone
Jobs vary more than people expect. The main factors:
- How many rooms, windows or areas are involved
- The amount of work
- Any mould that needs treating
- The old material and how stubborn it is
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What to tell us for a quote
To make quoting easier, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- Pictures of the joints, sent by email
- Whether it has been sealed before
- The address or postcode of the job
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
When to call us in Cardrona
Heat and cold make glass and frames move at different rates. In time, the sealant splits or pulls away.
It’s worth asking for a quote if you see:
- Shower screens leaking along the wall or tray
- Water getting into a conservatory at the joints
- Glass-to-glass joints that have split
- A quick top-up bead that didn’t last
For an older house near a landmark such as William Cree Memorial Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Questions to ask before booking
- How the colour is chosen
- Whether VAT is included
- How the surfaces are prepared before sealing
- Which sealant they’ll use, and why
Cardrona: your questions answered
Will you come out to Cardrona?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
What guarantee comes with glazing silicone in Cardrona?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Do you offer different sealant colours?
Yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before any work starts.
Do you reseal glass shower screens?
We can. The old bead comes off without marking the glass before cleaning and resealing.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you fix a leaking conservatory?
Often, if the leak is at a sealant joint. We find where the water gets in first before any sealing.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit.

Windows and doors in Cardrona
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
