How we handle glazing silicone in Langlee
Glass and frames expand and contract differently, and the silicone between them takes the strain. Once it splits or comes away, water finds a way through. We cut it out and reseal with a glazing silicone suited to the joint. If you have failed joints on frameless glass and water tracking down the inner face of the glass, we can put it right, whatever the surface.
Mastic can only go onto a dry joint, so outside work in Langlee depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Langlee questions
Do you cover smaller places like Langlee?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do glazing silicone in Langlee?
Yes. We work across all of Scotland, and Langlee is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can you replace a misted double-glazed unit?
No. We renew the sealant. Glass and sealed units need a glazier.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
What do you need from me for a quote?
Tell us what needs doing and where, plus pictures if you have them. We’ll ask anything else we need to know.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
What sealant do you use on glazing?
We pick a glazing silicone to suit the materials. Neutral-cure silicone is the usual choice, as some acetoxy types can attack certain metals.

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Frames and glazing around Langlee
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. With historic houses such as Peel House (about 4.8 miles west) nearby, there’s older building stock in the area around Langlee as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you let a flat or house near Tweedbank station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. Managing a site like Galashiels Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.

Do you need glazing silicone in Langlee?
Sealant laid over old sealant does not last. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.
Most people get in touch after spotting one of these:
- Leaks from the base of a shower screen
- Cracked silicone between glass panels
- Stained, discoloured glazing silicone
- Glazing silicone that has cracked or come away
Historic houses such as Peel House, about 4.8 miles west, show how far back building around Langlee goes.

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Clear the conservatory gutters regularly
- Keep air moving in the conservatory
- Squeegee the shower screen after each use
- Clean glass with a mild cleaner and a soft cloth
Avoid scraping near the new silicone when you clean. Stick to a soft cloth.
Act on black or lifting silicone early. Peeling silicone lets water in behind and the leak gets worse.
When it isn’t the sealant
New sealant cannot fix everything, and we’ll tell you before we start. It won’t solve:
- A frame that needs repairing or replacing
- A sealed unit that has misted inside
- A sagging or failing conservatory roof
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours, depending on how many joints need doing, depending on the size of the job. Outside jobs in Langlee need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We find where water is getting in and check whether it’s a sealant joint.
- Old silicone is cut away from the glass and frame without scratching either.
- We clean the joint with a solvent that suits the glass and frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We look over every joint and, where we can, test it with water.
Preparing for the visit
- Tell us about any water getting in
- Keep pets and children clear of the area while we work
- Tell us about any previous sealing or DIY attempts

Advice
How the job changes by surface
Glass-to-glass joints
Silicone joins glass panels in many frameless designs. We reseal with a suitable glazing silicone.
Conservatory frames
The joints where the conservatory meets the house take a lot of movement. We reseal them with a sealant suited to the frame.
