Floor joint sealing for homes and businesses in Langlee
Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors so the joint stays neat. If you are dealing with open gaps along the bottom of skirting boards and cracked grout where a tiled floor needs a movement joint, we can help.
Work in a place like Langlee is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
Every job is covered by a 12-month guarantee, wherever you are in the Scottish Borders.

Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Water getting under the tiles from elsewhere
- Structural movement or subsidence
- Floors that are uneven or need levelling
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Thresholds
Two different floors meeting at a threshold move differently. A flexible sealant bridges them.
Commercial floors
In commercial buildings, we can plan floor joint work around opening hours. Out-of-hours working can be arranged where it’s needed.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Ask before painting over a sealed joint
- Cone off fresh joints until they’re ready
- Keep floor cleaning water to a minimum at the edges
- Act on grout cracks that run in a straight line
Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead especially in the first few days.
In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.
Why deal with it now?
The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What happens on the day
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for most rooms, longer for large commercial floors. For a place like Langlee, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Preparing for the visit
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises

Your questions about floor joint sealing in Langlee
Will you come out to Langlee?
Yes, Langlee is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Tweedbank station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Do you work on commercial floors?
Yes. Concrete floor joints in warehouses and units are part of our work. We’ll talk through the traffic and choose a sealant suited to it.
Why has a gap opened under my skirting?
Generally it’s movement: heating drying the timber, or a filler that’s too rigid. A flexible bead keeps up with the movement.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Can you use decorators’ caulk instead?
Only on dry joints that do not move. It splits once the floor shifts, so the gap comes back. A flexible sealant lasts longer there.

What floor joint sealing looks like in Langlee
Across the Scottish Borders, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
For landlords with property near Tweedbank station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Signs you need floor joint sealing in Langlee
Timber floors and skirting shrink and swell through the year. In winter, with the heating on, timber dries and gaps open and they change again in summer.
These are the problems we’re asked about most:
- Gaps opening between the floor and skirting
- Failed seals where bathroom floors meet baths and panels
- Floor edges that trap water and grime
- Grout used at the floor edge instead of sealant
For site and facilities teams at buildings such as Galashiels Academy, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
