About our floor joint sealing in Darnick
Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant in a matching colour. We work on wet room & bathroom floors, concrete floor joints and skirting boards, and common reasons people get in touch are worn sealant at door thresholds and skirting that has pulled away from the floor.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

How we quote for floor joint sealing
Your quote is based on your job. We take into account:
- The size of the job
- Any mould that needs treating
- How many areas need sealing
- Which sealant suits the joint
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
- Whether it has been sealed before
- The rough size of the job
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Avoid caulk in bathrooms and kitchens
- Check skirting joints after the heating season
- Use a well-wrung mop rather than flooding the floor
- Keep dirt out of the joints
Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
When it is not the sealant
We will always be straight with you, so here’s what new sealant will not do:
- Failed waterproofing under a wet room floor
- Movement too big for a sealant joint
- Subfloor problems that need a flooring contractor
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and finishes in Darnick homes
Floors around the Scottish Borders run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
If you look after a church, hall or community building such as Holy Trinity Episcopal Church, floor and skirting joints in halls and kitchens wear like any others. Letting a property close to Tweedbank station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

How the visit works
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work generally takes a few hours, depending on the length of joint. Around Darnick, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- We take out any old caulk, sealant or grout along the line.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit

Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you work on commercial floors?
Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.
