What we do, step by step

We bring everything the job needs with us. Once we have agreed what’s being done, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Darnick need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • On commercial sites, let us know about site rules
  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit

Advice

Bathroom resealing in Darnick

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you’re dealing with a messy, uneven bead from a previous reseal and damp behind the bath or under the tray, we can help.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Darnick: your questions answered

I let a flat near Tweedbank station. Can you help?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do you work in hotels near Darnick?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

How long does the new silicone need before I use the shower?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Darnick.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

How to look after the new joints

After the cure time, these simple habits help:

  • Dry the bead with a towel now and then
  • Do not leave water standing on kitchen joints
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep scourers and sharp tools away from the bead

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Different surfaces, different methods

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

What sealant work cannot fix

Before you book, it’s worth knowing the limits:

  • A bath or tray that moves because it isn’t properly supported
  • Cracks in the tray itself rather than the joint
  • Cracked or missing grout between tiles (that’s regrouting)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units

When to call us in Darnick

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.

The problems people usually mention when they call include:

  • Gaps where the bath or tray has moved
  • Smears of silicone across the tiles
  • Gaps between the worktop and the wall
  • Two layers of silicone, both failing

If you live in an older home near Holy Trinity Episcopal Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Why it’s worth doing now in Darnick

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why book with us

  • More than 20 years in sealant work
  • Domestic, commercial and hotel work
  • White, clear, grey or coloured to suit, where the product allows
  • We’re fully insured

Bathrooms and kitchens in Darnick

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Letting a property close to Tweedbank station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
