Bathroom resealing in Wilton
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Common call-outs are for a messy, uneven bead from a previous reseal and a reseal done over the top of the old bead, across kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures.
Bathrooms in smaller places like Wilton work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Honest limits
A few problems are outside what sealant work can do:
- A cracked shower tray or bath (that needs repair or replacement)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A bath or tray that moves because it isn’t properly supported
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Bathroom resealing around Wilton
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you look after a building such as Hawick High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Look for lifting corners and small gaps now and then
- Keep scourers and sharp tools away from the bead
- Keep bottles off the sealant line
- Clean with a mild bathroom cleaner and a soft cloth
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Different surfaces, different methods
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
How it works
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. For a place like Wilton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks

Advice
Also in Wilton
Do you need bathroom resealing in Wilton?
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
If you can see any of these, it’s time to have the joints looked at:
- A bead that has pulled away from the tiles
- Water escaping at the shower enclosure
- Two layers of silicone, both failing
- Gaps between the worktop and the wall
Homes close to Wilton Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What your quote should include
- How long the guarantee is
- How much experience the applicator has
- What happens if they find a problem under the old sealant
- Whether all the old sealant comes out first
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
