How we handle window mastic in Wilton
Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have sealant in the wrong colour for the frame and untidy mastic left by window fitters, we can put it right, on patio & French doors, composite doors and aluminium frames alike.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
All our work is covered by a one-year guarantee, wherever you are in the Scottish Borders.

What affects the quote in Wilton
Call for a quick quote. The main things that affect it are:
- The type of sealant required
- Access and height
- Any working-time requirements on site
- The number of rooms or windows
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- A few photos by email, if you can
- Access, such as stairs, a lift or height
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, email us at info@mrmastic.co.uk.
Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
What window mastic looks like in Wilton
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. With historic houses such as Harden (about 3.1 miles west) nearby, there’s older building stock in the area around Wilton as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
In the older streets around Wilton Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Hawick High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
Wilton is about 1 mile west of Hawick, in the Scottish Borders. Whether you’re in the middle of Wilton or further out, we cover window mastic for every kind of property, from flats and houses to offices and hotels. We cover 89 towns and villages across the Scottish Borders, large and small. Edinburgh is on our list too, around 39 miles away.
Here we cover the TD9 postcode area for window mastic. Local streets include Teviot Road, High Street and Wilton Lane. With the A7 close by, Wilton is simple for us to get to. If you are just outside Wilton, we cover Hawick (1 mile east), Wilton Dean (1 mile west), Stirches (1 mile north), Burnfoot (1 mile north-east) and Newmill (4 miles south-west). We also work in nearby towns such as Galashiels (13 miles north), Selkirk (9 miles north), Jedburgh (10 miles east), Melrose (12 miles north), Earlston (15 miles north) and Langlee (13 miles north). Being one of the Scottish Borders’s larger places, Wilton has every kind of property, from flats to offices.

Wilton: your questions answered
Is window mastic in Wilton guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is Wilton within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Will new mastic stop draughts?
Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
How it works
We keep the work tidy and contained to the area we are working on. The job normally takes a few hours for a few frames, or a day or more for a whole house, and we explain the cure time before we leave. Outdoor work around Wilton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Before we arrive
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height

Leave it or put it right?
Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. In a place like Wilton, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Aftercare tips
A little care helps the new joints last. We recommend:
- Walk round the house once a year and look at the joints
- Wash the frames with mild soapy water
- Ventilate rooms so frames don’t stay wet inside
- Keep timber frames painted
Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.
What sealant work can’t fix
We will always be straight with you, so here’s what new sealant will not do:
- A door that needs adjusting, rehanging or new seals
- A frame that has rotted at the joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
