Common problems we fix in Selkirk

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

Signs it’s time to call us include:

  • Black, perished sealant on frames
  • A bead that doesn’t match the frame
  • Damp patches on the reveal after heavy rain
  • Cracked sealant at the sill ends

In the older streets around Church Of Our Lady And St Joseph, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What your quote should include

  • Is the old sealant removed completely?
  • When the joint can take water or movement
  • How the joint is cleaned and prepared
  • Is VAT in the price?

How to choose a mastic man

Window mastic in Selkirk, done properly

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you have mastic that’s falling out in pieces and cracked internal joints between frame and plaster, we can help, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

All of our work is guaranteed for twelve months, in Selkirk and everywhere else we cover.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Check the mastic once a year
  • Wash the frames with mild soapy water
  • Avoid harsh chemicals near the mastic
  • Ventilate rooms so frames don’t stay wet inside

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

What the job involves on each surface

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

FAQs for Selkirk

Do you work for landlords with property near Galashiels station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Is Selkirk within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Where do you work from?

We work from Crawley. Our applicators cover Selkirk, along with the rest of our area.

Can new sealant go over the old?

No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How long does it take to reseal the windows on a house?

Allow most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.

When is the sealant fully cured?

Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.

Can you do upstairs windows?

Generally, yes. We plan safe access before the job, so mention the height and anything in the way.

How do I get a quote for window mastic in Selkirk?

Selkirk homes and the weather

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. With historic houses such as Bowhill House (about 2.9 miles west) nearby, there’s older building stock in the area around Selkirk as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

For site and facilities teams at buildings such as Selkirk High School, the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Galashiels station, renewing tired window mastic between tenants heads off draught and damp complaints.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Penetrating damp from a failed cavity tray or render
  • A sash or casement that will not close properly
  • A failed sealed unit that has misted up

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Patio & French doors
  • Timber windows & doors
  • Window sills
  • Aluminium frames
  • Composite doors
  • uPVC windows

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky
