Window mastic for homes and businesses in Jedburgh
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. We’re often asked to deal with cracked internal joints between frame and plaster and old mastic that has gone black or come away, across patio & French doors, aluminium frames and composite doors.
Mastic can only go onto a dry joint, so outside work in Jedburgh depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

For landlords and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What sealant work can’t fix
We will not take on work that will not last, so here’s what sealant can’t put right:
- Damp problems in the wall away from the window
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A door that needs adjusting, rehanging or new seals
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Aluminium frames
- Timber windows & doors
- Patio & French doors
- Composite doors
- Window sills
- uPVC windows
What the job involves on each surface
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
Composite doors
A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
How to look after the new joints
After the cure time, these simple habits help:
- Clear any debris from frame drain holes
- Keep timber frames painted
- Keep solvents and bleach off the sealant
- Check the mastic once a year
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
What we’re called out for in Jedburgh
Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. If the sealant cannot stretch, it splits.
The most common problems we see are:
- Rushed sealant from a window installation
- Gaps between the frame and the inside reveal
- Mastic that has split away from the wall
- A bead that doesn’t match the frame
If you look after a building such as Jedburgh Grammar School, its window and door frames need their mastic kept sound, just like a home’s.
Questions to ask before booking
- What happens if they find a problem under the old sealant
- Whether the sealant suits the joint
- What the quote includes, VAT included or not
- Who does the work, and how experienced they are
How we quote for window mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Access and height
- Whether there’s mould to deal with
- The amount of work
- The type of sealant required
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What to tell us for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- Photos by email, if that is easy
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Jedburgh homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you live in an older home near Boston Church and Offices, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

About window & door mastic
The process
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
How to prepare
- Let us know about stairs, lifts or work at height
- On commercial sites, let us know about site rules
