Bathroom resealing in TD8: how it works
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we’ll give you a clear price before any work starts. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and the jobs we see most are a bead that has pulled away from the tiles and two layers of silicone, both failing.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included, and the area is left clean.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
What affects the price in TD8
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Bathroom resealing across TD8: local notes
TD8 has homes of every age, old and new, with plenty of rented property in places like Jedburgh, Ancrum and Oxnam. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. TD8 is part of the area we cover across Scotland.
Jedburgh: If you live in an older home near Boston Church and Offices, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Jedburgh Grammar School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Why deal with it now?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
Questions to ask before booking
- Is VAT in the price?
- Which colour the sealant will be
- What preparation is included
- What insurance they hold
Landlords, agents and businesses in TD8
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Common problems we fix in TD8
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.
If you can see any of these, it’s time to have the joints looked at:
- Sealant that has split, shrunk or peeled away
- Black mould in the silicone that won’t clean off
- New sealant laid over old sealant that is now lifting
- Leaks into the floor or ceiling below
Quotes for bathroom resealing in TD8
There’s no set price list, because no two jobs are the same. What we look at:
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
Asking for a quote
To help us quote quickly, please include:
- How we’d reach the joints
- Where the job is, and your postcode
- The type of property
- Whether it has been sealed before
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.
Your questions about bathroom resealing in TD8
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.
Can you just seal over the old silicone?
No. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. We remove the old bead completely before resealing.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
