Our bathroom resealing service in TD7
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across TD7. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. Typical jobs include shrunken sealant along the back of a worktop and water escaping at the shower enclosure, across kitchen worktops & upstands, baths and wet rooms.
The work is kept neat and contained to the area we are working on, so you can get on with your day. The job generally takes a morning or an afternoon for most single baths and showers, and we explain the cure time before we leave.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Around Selkirk
In Selkirk, that means homes and buildings near Selkirk High School, Church Of Our Lady And St Joseph and Town Arms Inn. Selkirk’s nearest station is Galashiels station, about 5 miles north. Other landmarks nearby include Borders General Hospital (5 miles north-east) and Peel Hill (within half a mile south). Not far away are Hare and Dunhog Mosses and Haining Loch.
Bathroom resealing across TD7: local notes
TD7 has homes of every age, old and new, and in places like Selkirk, Ettrickbridge and Ashkirk there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including TD7.
Selkirk: Homes close to Church Of Our Lady And St Joseph include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Selkirk High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Leave it or put it right?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite.
Questions to ask before you book
- How hidden problems are handled
- Whether all the old sealant comes out first
- How much experience the applicator has
- What guarantee comes with the work
What affects the quote in TD7
The price is agreed before any work begins. It takes into account:
- Any mould that needs treating
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- The rough size of the job
- If someone has resealed it before
- Access, such as stairs, a lift or height
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.
Aftercare tips
So the new joints stay in good condition:
- Check the joints every few months for splits or lifting
- Dry the bead with a towel now and then
- Let new sealant cure fully before it gets wet
- Run the extractor fan during and after every shower
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just send an email to info@mrmastic.co.uk.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Honest limits
It helps to know what we cannot do:
- Failed grout lines across the wall
- A bath or tray that moves because it isn’t properly supported
- Damage behind the tiles that needs a tiler
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
TD7 questions
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you have insurance?
Yes, we’re fully insured for domestic and commercial work.
Does the resealing come with a guarantee?
Yes. We give a 12-month guarantee on every job, and we are fully insured.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels in TD7.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
