When to call us in Ettrickbridge

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

The most common problems we see are:

  • Two layers of silicone, both failing
  • Damp behind the bath or under the tray
  • Cracked, shrunken or lifting silicone
  • Gaps between the worktop and the wall

Around Ettrickbridge, as everywhere, bathroom resealing is only as good as the preparation behind it.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not
  • What happens if they find a problem under the old sealant
  • Are they insured?

Bathroom resealing for homes and businesses in Ettrickbridge

Across Ettrickbridge, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on kitchen worktops & upstands, baths and shower trays & enclosures, and the jobs we see most are new sealant laid over old sealant that is now lifting and leaks into the floor or ceiling below.

In and around a place like Ettrickbridge, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Never pick at the silicone with a blade
  • Stick to a soft cloth and a mild cleaner
  • Give the silicone its full cure time
  • Look for lifting corners and small gaps now and then

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Ettrickbridge questions

Is there a guarantee on bathroom resealing in Ettrickbridge?

All our work, in Ettrickbridge and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do you cover smaller places like Ettrickbridge?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we’ll ask.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Landlord and commercial work in Ettrickbridge

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Surface by surface

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Quotes for bathroom resealing in Ettrickbridge

Every job gets its own quote. This is what makes a difference:

  • Whether the work is at height
  • Any working-time requirements on site
  • The number of rooms or windows
  • The type of sealant required

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

To make quoting easier, please include:

  • Access, such as stairs, a lift or height
  • Where the property is
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

The process

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for a single bath or shower, including the tidy-up. For a place like Ettrickbridge, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • Clear the area around the work
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

Bathrooms and kitchens in Ettrickbridge

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For an older house near a landmark such as Ettrickbridge Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
