Fire rated sealant in Ettrickbridge: local notes

How we handle fire rated sealant in Ettrickbridge
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. If you are dealing with sealant items on a fire risk assessment action list and linear gaps at the head of walls, we can put it right, on door frames, linear gaps and flats & HMOs alike.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
All of our work is guaranteed for twelve months, in Ettrickbridge and everywhere else we cover.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on how many gaps there are and we leave things clean and tidy. Outdoor work around Ettrickbridge depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- We remove any old or unsuitable filler and clean the gap.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
How to prepare
- Let us know about stairs, lifts or work at height
- On commercial sites, let us know about site rules
- For indoor joints, keep the area dry beforehand if you can
How to get a quote
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.
Advice
Signs you need fire rated sealant in Ettrickbridge
In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It looks sealed, but it is not fire-rated.
Look out for these signs:
- Standard silicone or caulk in a fire-stopping gap
- Gaps left after a refit or conversion
- Joints picked up in a fire-stopping survey
- Damaged fire sealant left by other trades
If you look after a church, hall or community building such as Ettrickbridge Church, gaps around pipes and cables are worth checking after any building work there.
Questions to ask before booking
- What happens if they find a problem under the old sealant
- Are they insured?
- The length of the guarantee
- Is VAT in the price?
Leave it or put it right?
Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own. In a place like Ettrickbridge, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
Why Ettrickbridge clients choose us
- Arbo and Everbuild products
- We never seal over old sealant
- ARBOMaster approved applicator
- Domestic, commercial and hotel work
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
What the job involves on each surface
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Door frames
We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist, and we will say if we spot a problem with them.

What sealant work cannot fix
It helps to know what we can’t do too:
- A wall that isn’t a fire-resisting element to begin with
- Big openings where sealant alone is not the tested solution
- Assessing a building’s fire safety
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
What we seal
- Flats & HMOs
- Pipe & cable gaps
- Door frames
- Linear gaps
- Plasterboard & masonry
- Service penetrations
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Get damaged fire seals looked at promptly
- Check risers, ceiling voids and cupboards during building checks
- Check whether a sealant can be painted before decorating over it
- Take pictures of fire stopping before ceilings or boxing go back
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the list grows.
Ettrickbridge questions
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you cover smaller places like Ettrickbridge?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Is there a guarantee?
Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
How long does the job take?
It depends on the size of the job, but most jobs take from a few hours to a few days, depending on the number of gaps and the access. We’ll tell you when we quote.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures.
