About our bathroom resealing in Peebles

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. If you have a joint torn by a bath that flexes and black mould in the silicone that won’t clean off, we can help, whatever the surface.

A bathroom in a place like Peebles gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Keep scourers and sharp tools away from the bead
  • Keep the fan on for a while after bathing
  • Keep bottles off the sealant line
  • Look for lifting corners and small gaps now and then

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Landlords, agents and businesses in Peebles

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

When to call us in Peebles

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

Most people get in touch when they notice something like this:

  • Leaking joints on a shower screen
  • A bead that has pulled away from the tiles
  • Damp behind the bath or under the tray
  • Black mould in the silicone that won’t clean off

For an older house near a landmark such as Peebles Old Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • When the joint can take water or movement
  • How the colour is chosen
  • Whether all the old sealant comes out first
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

Why act early in Peebles

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Why Peebles customers choose us

  • Colour agreed with you before we start
  • Any old sealant cut out fully, not covered over
  • Every job guaranteed for a year
  • We leave the area clean and tidy

Take a look at our cost guide and customer reviews.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The process

Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job. Outside jobs in Peebles need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • The number of rooms or windows
  • Whether the work is at height
  • Any mould that needs treating
  • The old material and how stubborn it is

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Asking for a quote

When you contact us, it’s useful to know:

  • The address or postcode of the job
  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • Photos by email, if that is easy

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

Peebles homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Peebles High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
