When something else is needed

A few problems are outside what sealant work can do:

  • Water getting under the tiles from elsewhere
  • Movement too big for a sealant joint
  • Tiles that have lifted or broken

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Floor joint sealing in Peebles

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant coloured to suit the grout. If you have cracked caulk along skirting in bathrooms and kitchens and gaps opening between the floor and skirting, we can put it right.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Each job carries a 12-month guarantee, large or small.

Peebles questions

Will you come out to Peebles?

Yes, Peebles is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What guarantee comes with floor joint sealing in Peebles?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

How long will you be here?

As a guide, most jobs take a few hours for most rooms, longer for large commercial floors. Larger jobs naturally take longer, and we will tell you how long to expect.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Will I be able to paint over the new joint?

For painted skirting, we use a flexible product that can be painted. Silicone will not take paint, so it’s kept for wet areas and unpainted joints.

Can you reseal concrete floor joints in an industrial unit?

Yes. We reseal concrete floor joints in commercial and industrial units. The product is chosen for the traffic the floor takes.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Lift furniture rather than dragging it across joints
  • Vacuum floor joints regularly to stop grit building up
  • Avoid caulk in bathrooms and kitchens
  • Use a well-wrung mop rather than flooding the floor

Keep heavy furniture from dragging across the joints. Dragging can tear the bead before it has fully cured.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

How the visit works

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take a morning or an afternoon for most homes. For a place like Peebles, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
  • Mention if the joints have been sealed before

Advice

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Different surfaces, different methods

Wet room and bathroom floors

Wet room floors rely on sound joints at the walls. It’s resealed with a sanitary silicone and we’ll say if the problem looks like more than the joint.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it.

New homes and floors in Peebles

Floors around the Scottish Borders run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

If you look after a church, hall or community building such as Peebles Old Parish Church, floor and skirting joints in halls and kitchens wear like any others. For site and facilities teams at buildings such as Peebles High School, entrance and corridor floor joints take a lot of traffic.
